Just looking for answers to a few simple questions?  Here are answers to some of the most common questions we receive from clients looking to build their new custom home!  If you can’t find what you’re looking for here, we are always willing to discuss your project in more detail.  We are only a phone call away!

I want to build a new home but don’t know where to start!

How much does it cost to build a custom home?

Unlike pre-sale options that are usually sold at a fixed price per market value, custom home pricing can vary from one person to the next.  Client preferences, lot prep costs, and special features within the home are a few factors that affect the overall price of the project.

In regards to our Contractor Fee, we use a cost plus payment schedule with a minimum base fee for custom home projects.  For information on specific pricing, feel free to Contact Us at any time.

What should my monthly mortgage be?

If you are financing your custom home project, the answer to this question will likely be one of the determining factors in what your final budget amount should be.  We are not financial advisors but some additional information on this topic (from Ramsey Solutions) can be found here.

Just keep in mind, rates and terms are obviously not the same everywhere.

How long will it take to build our new home?

On average, from the time building permits are issued, construction lasts between 6-8 months.  However, custom home projects vary in size and scope and could take less or more time depending on the details of each project.

Obviously, scheduling is very important.  For this reason, we will discuss your desired timeframe during our initial meetings and include the agreed upon time commitment in our contract.

Where do you build at?

We build in the north MS area, predominately Desoto and surrounding counties.

How do you ensure quality construction?

Quality construction is one of our top priorities!  Here are some steps we take to ensure your home is built to the highest standards.

First, we employ highly qualified trade crews with proven records of performance.  Additionally, every trade professional working for Gustafson Properties, LLC is required to have general liability insurance and worker’s compensation.

We build to NASCLA (National Association of State Contractors Licensing Agencies) standards.

We engineer all of our foundations.  A licensed engineer will visit the site prior to pouring concrete and ensure footings, piers, rebar placement, etc. all meet the required standards.

We perform scheduled walk-thrus of our own.  We have developed quality control checklists specific to various phases of construction.  At the appointed time, we will review your home’s construction and address any issues that may present themselves.
